Points vary by loan type, size, and term and cover underwriting, processing, legal, third-party reports (appraisal/environmental), and diligence costs. Fees are non-negotiable; no escrows and not deducted from proceeds—requests to do so are automatic disqualification. If the loan does not fund, the deposit is refunded
